Handling of non-512byte/sector disks is broken in NetBSD/xen in various ways, but the symptoms do not fit to a 10.1 installation (but maybe to some 10RC1 or older) and it wouldn't show up if your disks were recognized as 512byte/sector disks as the dmesg output suggests. That's why it would help to identify what kind of disk geometry is seen and passed to the hypervisor.
